Why it matters

Small defects on large buildings do not stay small.

A cracked tile is a fifty-euro problem in March and a five-figure ceiling in November. On a large historic building, the failures that cost the most are almost always the ones nobody could see: a blocked valley behind a parapet, a hairline crack in flaunching, pointing washing out of a chimney on the weather side.

An annual scan catches those while they are still cheap. It also gives you something most owners never have — evidence. Dated, consistent, complete documentation that stands up with insurers at renewal or after a claim, with buyers during a sale, and with heritage authorities when consent depends on showing how the fabric has been maintained.
